
Top tips for a quicker sale

As serious sellers start flooding the market in an aim to sell, it becomes even more important to ensure you differentiate your property; after all, you want to achieve the maximum return possible from your investment.
There are a lot of factors to take into consideration when preparing your property for sale. Firstly you need to work with your agent to ensure you are pricing the property correctly and be involved in preparing the sales details - don't just sign them off so you can get it advertised quickly. If the details aren't right or the pictures aren't great, you'll lose the interest at your marketing launch - get them right from day one: a well presented set of details will bring people into your home and the more viewers you have, the closer you are to clinching that sale. Make sure you clearly understand the plans and timings for viewing.
One of the first things you need to try and do is detach yourself from the idea that it's YOUR home. You need to mentally move out and view the property as something you need to sell. Consider how you are going to present your property - don't leave this to the last minute.
Give serious thought to the sector of the market you are appealing to: singles, young professionals, families or empty nesters? You may love your home and its quirky décor but remember you want to appeal to the maximum number of people and only 10% of potential buyers have the ability to visualise how a property might look, which leaves 90% buying on the basis of the image you have created.
Pass a critical eye over your property and imagine how it looks through the eyes of a stranger: neutralise your décor, de-clutter by packing away possessions that you can do without or do not need for the foreseeable future, as early as possible. Not only will the house be free of clutter and easier to show and sell but you'll have a head start when you come to move.
Ensure you have co-ordinated accessories and finished rooms to help people visualise the property - this has long been recognized by professional house builders who go to great efforts to create show homes. The same principles are now being applied to older properties - consider borrowing or renting furniture and accessories for use while the house is on the market
