STRUCTURE: The building structure is a steel frame supporting in-situ concrete floors on a metal deck. The roof is finished in zinc on a highly insulated metal sub-structure on penthouse steel portal frame. The external elevations are insulated cavity block faced in render and selective use of facing blockwork.

WINDOWS:
High performance PVCu windows and balcony doors with integral sealed double glazed units.

Galvanised steel balconies finished with timber handrails and timber decking.

TERRACES: Terraces finished with slab paving or timber decking on traditional asphalt waterproofing.

STAIRS:
Constructed from precast concrete, with painted metal balustrades and handrail. Stairs finished with hardwearing carpet.

INTERNAL WALLS: Party walls constructed of metal stud partitions faced with two layers of acoustic and fire resisting board. Internal partitions are constructed from metal studwork with single skin of plasterboard on both sides and, where appropriate, additional acoustic insulation between.

FLOORS:
Bathrooms and shower rooms floors are laid with a choice of ceramic tile. The remainder of the apartment is finished with a solid screeded floor ready to accept the purchasers’ own choice of finishes. Timber veneer hardwood flooring and carpet service is available at an extra cost.

DOORS: All internal doors are finished in wood veneer and fitted with brushed stainless steel handles. Entrance doors to apartments are also finished in wood veneer and fitted with a high quality Eurolock system.

DECORATION:
Walls and ceilings are painted with two coats of emulsion paint. All joinery decorated with undercoat and finishing coat.

BATHROOMS:
Sanitary ware in white and generally comprises:
700 mm x 1700 mm steel white enamel bath, Villeroy & Boch WC with concealed wall mounted cistern and ceramic wall mounted basin unit. Fittings comprise chrome finished bath mixer and chrome taps to basin, heated towel rail and shaver point. Ceramic tiling to bath and wash hand basin areas.

SHOWER ROOMS:
Sanitary ware comprising solid cast construction shower tray with glass door, Villeroy & Boch WC with concealed wall mounted cistern and ceramic wall mounted basin unit. Fittings comprise: chrome mixer taps to basin, exposed thermostatic horizontal shower control with adjustable chrome head shower, heated towel rail and shaver point. One bedroom apartments have a shower mixer over the bath fitted as standard. Full height ceramic tiling to shower area.

KITCHENS:
Kitchens are fully fitted custom designed; choice of doors and handles are available. Fully integrated appliances comprise: stainless steel electric oven fitted under worktop, gas hob, cooker hood, 11/2 bowl stainless steel sink, integrated fridge/freezer, and dishwasher. A combined washing machine/tumble drier is provided, either fully integrated in the kitchen or free standing in a separate utility room. HEATING AND HOT WATER:
Independent gas central heating and hot water with individually thermostatically controlled radiators in all rooms served by a combi boiler system.

ELECTRICS: 13 amp wall mounted sockets in all rooms, except bathrooms and shower rooms.
Low voltage down-lighters are standard in hall, kitchen, shower room and en suite. A central ceiling fitting is provided in most rooms for clients’ choice of light fitting. Living room and master bedroom are wired for terrestrial and Sky digital TV. Double RJ45 data/telecoms points are provided in all bedrooms, linking to pre-installed broadband cabling with a centrally located switching panel.
