Planning consent was granted for 69 properties, comprising 42 houses and 27 flats including the formation of an access road, parking area, and public spaces, including a children's play area, a pedestrian link through the site, and a seating area on the north eastern edge of the site next to the reservoir.

Local facilities including post office and restaurant can be found in the centre of Guardbridge. There are local buses that serve Guardbridge with regular bus services to St Andrews, Glasgow, Dunfermline, Dundee, and Glenrothes. The railway station at Leuchars is a 10 minute walk from the site. Leuchars is well served by services to Edinburgh, Kirkcaldy, Dundee and Aberdeen.

It has been reported that 37 acre Curtis Fine Papers site has been sold to a party considering "mixed use options including renewable energy, housing, community use, accommodation for spin-out companies and additional space for university schools and service units". All going well, this should ensure a significant boost for Guardbridge and the surrounding area.
