Is my bid legally binding?

No; bids made prior to the closing date are not legally binding. In the event that your bid is accepted by the property seller then you will be asked to complete a reservation form by the property seller at which point a non refundable reservation fee is payable.

How much is the reservation fee?

The non refundable reservation fee will vary depending on the property seller's reservation procedure. Further details for each property can be confirmed by the Rettie & Co. sales team on 0845 270 3742. The reservation fee will be payable to the property seller.

Do I have to use Rettie & Co. to manage the property?

No; however Rettie & Co. are one of only a few RICS registered Letting & Management Agents in Edinburgh with a portfolio of over 1000 properties under management. For any properties purchased via MaRIO we will offer a 30% discount on our standard management fees. All other charges will be as per our standard terms.

Why are Rettie & Co. able to indicate such significant discounts on list prices?

We have informally negotiated bulk discounts from developers which through this website we are able to make available to private individuals and investors seeking to buy single properties. In the event that multiple bids are received on any one listed property then it may be possible that the property seller will be contacted to offer them a similar type of property at a similar guide price. 

Do I have to pay a fee to Rettie & Co.?

No; Rettie & Co.'s fee is payable by the property seller. 

Do I pay the reservation fee to Rettie & Co.?

No; the reservation fee is payable directly to the seller upon completion of the registration form which will be issued to you in the event that your bid had been accepted by the property seller.

Will I be able to view the property that I am interested in bidding on?

Is this an auction?

No; this is not an auction in the sense that bids are not binding and there is no guaranteed guide price offered by the property seller. Rather than an auction we would describe this as a sealed bids closing date for non-legally binding offers.
