Welcome to Rettie & Co.'s Managed Residential Investment Opportunity (MaRIO) website which brings together investors and discounted residential stock with the potential for improved gross yields; fully managed by Rettie & Co.'s RICS certified Letting & Management Team.

Investors

We believe that the current market offers a window of opportunity for small investors to take advantage of the unique combination of historically low interest rates, and significantly discounted property prices by reallocating investment assets away from low yielding cash or volatile equity into better yielding residential stock with the potential for long term growth.  Through the MaRIO model Rettie & Co. are able to bring to investors the opportunity to acquire property at significant discounts to list prices by negotiating bulk purchase prices from developers and other property sellers.  In addition we are able to offer a 30% discount on our standard management fees from our RICS certified Letting & Management Team. All other charges will be as per our standard terms.

Developers and property sellers

Rettie & Co.'s MaRIO website allows you to receive bids on your property anonymously without revealing the price you would sell at.  Interested parties submit a sealed bid for you to accept, reject or negotiate.  This is not an auction as you do not have to reveal the price that you would accept meaning that the integrity of your normal sales campaign is preserved.  Once Rettie & Co. have qualified the bidders, and confirmed those bids which are acceptable to you, the property seller, their details will be passed to you to allow completion of your standard reservation procedure. 

How does this work?

Buyers

• Review and if necessary view the property noting the differential between the advertised price and the guide price we had indicated.
• Home Reports are not required for new build property.
• Place your bid prior to the closing date; time remaining for the closing date can be viewed via the online clock against each property.
• Bids are not binding at this time. 
• The Rettie & Co. guide price is only our indication of a price that may be acceptable by the property seller based on our discussions with them; there is nothing to stop you bidding lower (or higher).
• You will be required to submit your basic details (name, email address, contact telephone number) at the time that you place your bid and will be asked to confirm that this information can be passed to the property seller.
• At the closing date you will be contacted by Rettie & Co. to review your details and confirm your bid.
• At the closing date Rettie & Co. will pass all bids to the property seller who will confirm if they accept the highest bid (or bids if the property has multiple units of the same type).
• If your bid is accepted then a non refundable reservation fee is payable to the property seller. The reservation fee amount will vary according to the property seller's reservation procedure.
• The property seller can accept a bid at any time before the closing date.  Once the bid has been accepted the buyer will be asked by the property seller to fill out a reservation form.

Property Sellers

• You advise Rettie & Co. which property (or properties) you wish to be included in the MaRIO website together with the list price and the discounted guide price.
• Rettie & Co.'s Letting & Management Team will place an estimated rental value against the property which will allow us to calculate an estimated gross yield.
• Rettie & Co. agree with you a closing date period (likely to be one or two weeks).
• You provide us with any current RICS valuations.
• The properties included in the MaRIO website should be made available for the period of the closing date on an exclusive basis.
• Interested parties will be passed to you to arrange access and viewings if necessary.
• At the closing date Rettie & Co. will qualify the list of bidders before passing them to you to complete your own standardised reservation procedure.
• You are able to accept any bids received prior to the closing date and can negotiate with bidders after the closing date if necessary.
• In the event that you have multiple similar properties then bidders can be transferred to these by negotiation in the event that they are not the top bid for the listed property.
