Landlord Newsletter Summer 2012
Welcome to this Summer edition of Rettie & Co's Lettings & Property Management Newsletter.
Our aim is to keep our valued landlords up to date with our news and industry stories that we feel will be of interest.
Rettie & Co wins Best Scottish Letting Agency for the 2nd year in a row
Rettie & Co are delighted to have won Gold again at the 'Letting Agency of the Year Awards 2012', seeing off stiff competition within the highly competitive Scottish lettings arena.
The judges commented on Rettie & Co's service 'A firm of chartered surveyors, Edinburgh based Rettie & Co is a smart agency boasting fantastic presentation in every aspect of its lettings service offering. There's substance too, with a 24-hour property management service, robust systems and processes, which include strong credit control, ensuring that 99.8% of their rents are collected on time''.
Tenancy Deposit Scheme
The Tenancy Deposit Scheme in Scotland came into force on the 2nd July 2012. This is an important piece of new legislation which all landlords must be aware of.
To date, all tenant's deposits have been held by Rettie & Co in our fully regulated, separate deposit account governed by the RICS client money handling regulations. Rettie & Co are one of only a minority of letting agents in Scotland who are regulated by the RICS. The new scheme requires that all deposits from now on (subject to a phase-in period up until May 2013) are held by one of three government backed deposit schemes and there is a detailed process for the pay-in and retrieval of these monies at the beginning and end of the lease respectively.
A second element to this scheme is a dispute resolution service provided in the event of disagreements over the deposit return after check out.
Rettie & Co's Letting & Management continues to grow
Over the last year our lettings business has continued to prosper and we now manage over 850 properties across Scotland. Particular growth has occurred in rural areas north of the Forth, as well as the Scottish Borders, East Lothian and Glasgow.
We therefore continue to look for more high quality properties. So let us know if we can be of assistance to anyone you know and have a look at our landlords page.
Rettie & Co expand Sales & Letting teams in the west
Further to the opening of our Bearsden office, we have also expanded our Bath Street team and welcome Oliver Paul.
Oliver will be managing the sales & lettings teams in the Glasgow Bath Street office, supporting the continued expansion of the Rettie & Co service offering in the West. Julie Anderson and Laura Anderson have worked hard over the last 12 months to achieve an increase of over 300% in the managed portfolio and welcome Oliver to the team.
