MAINTENANCE
IN THE CASE OF AN EMERGENCY:
Rettie & Co. operate a 24 hour out of hours service for EMERGENCIES only that cannot wait until the next working day. Please call 0131 622 4160 and follow the instructions.
PLEASE NOTE: If an emergency contractor attends unnecessarily you may be held liable for the costs involved.
THE RETTIE & CO. MANAGEMENT DEPARTMENT
If the property you live in is not managed by Rettie & Co. then your landlord will be the point of contact. However if we manage the property then you will have been allocated a member of the team below to offer assistance when needed.
For any maintenance issues please call your Property Manager on 0131 622 4160 Monday to Friday 9am - 5.30pm.
Our team are available to help with any maintenance problems or queries that you may have with your property during your tenancy. We have a loyal team of contractors at our disposal who will carry out essential maintenance and repairs.
We also have a handyman available see maintenance services available
Note: The following notes are for your guidance and may help you to resolve some minor problems without having to call out a contractor.
IF YOU SMELL GAS:
-
Switch off gas mains supply
-
Ventilate by opening doors and windows
-
Call The National Grid (Used to be Transco) 24hr emergency number on 0800 111 999 and listen to the instructions that are given.
-
Do not operate any electrical appliances or switches. Turn out any naked flames.
-
Inform Rettie & Co. Management Department of the situation on 0131 622 4160.
WATER LEAK:
If you discover a water leak you need to act quickly to safeguard the property and your possessions.
-
Turn off water mains.
-
Switch off electrics if the water leak is near lights or power outlets.
-
Try and mitigate any damage by catching any drips and mopping up any excess.
-
If water is coming from an upstairs property, alert the occupants above immediately and ask them to shut off the source of the leak. If they are not in, leave them a note to contact you or Rettie & Co.

If your property is on the the top floor or if you live in a house, contact the Rettie & Co. Management Department immediately on 0131 622 4160 and we will action the appropriate trades.
ELECTRICAL FAULT:
-
Check fuses have not blown, circuit breakers are in the 'on' position and that there hasn't been a power cut in the area.

Replace bulbs if necessary.

If you still do not have electricity contact the Rettie & Co. Management Department immediately on 0131 622 4160
BOILER FAULT:
-
If you think your boiler isn't working properly, check to see if the pilot light is on first of all, and in cases of a combi boiler check that the pressure is between 1 and 2.

The instruction manual will tell you how to re-light the pilot and re-set the pressure if you suspect this is the problem. If you require further assistance please contact Rettie & Co. the next working day.

If there is gas or water leaking from the boiler call Rettie and Co. immediately on 0131 622 4160.
ACCESS TO YOUR PROPERTY:

If we can give our tradesmen keys to your property to carry out a scheduled repair, this will allow them to attend more promptly.

If you wish to be present while work is being carried out, you should be aware that this may delay response times, as due to the nature of their work, tradesmen cannot always guarantee appointment times.

If you lock yourself out of your property during office hours, Rettie & Co. will be happy to help, however out with office hours, you may be asked to find alternative accommodation arrangements until the next working day. Tenants will be responsible for any costs.

If there is a fault with the lock we will arrange for an emergency contractor to attend.
DRAINAGE PROBLEMS:
VACUUM CLEANER:
If your vacuum cleaner has lost suction, it may simply be blocked. Make sure the vacuum cleaner is unplugged and check the following:
- If the vacuum cleaner is full empty it/replace the bag
- Turn the cleaner over and check all obvious air passages and hoses
- Check the belt
RADIATORS ARE COLD:
If the central heating is working and the top of the radiator is cold, then it probably needs to be bled to remove trapped air. To do this:

Switch off the heating

The valve you need to turn can be found at the top or the end of the radiator
-
With an absorbent cloth beneath to catch any drips of water, use a radiator key to slacken the air bleed valve. There will be a hissing sound as the air comes out. As soon as water appears, close the valve again

Be careful not to either over tighten or indeed under tighten the valve. Ensure the valve does not drip.

The heating can now be switched back on

If the radiator does not heat up fully, call the Rettie & Co. Management Department on 0131 622 4160
Please note that these are some of the things which tenants are expected to do themselves:

Replace light bulbs
-
Replace hoover bags
-
Tighten loose handles, toilet seats etc if only a screwdriver is required
-
Test the smoke alarms and carbon monoxide detector and replace the battery if necessary
-
Bleed the radiators
-
Unblock plugholes with suitable detergent.
For all other emergencies not listed, please use common sense before calling, we will only respond to real emergencies that cannot wait until the next working day.
