Telereal Trillium is seeking proposals for the heritable interest in the former Woodcroft Telephone Exchange. Offers are being sought from purchasers that intend to restore and refurbish the existing C(s) listed building.
Location
The former Telephone Exchange is located 2 miles south of Edinburgh City Centre in the much sought after residential suburb of Morningside. The property is in close proximity to the A702, Morningside Road and its many amenities including retailers such as Marks & Spencer, Waitrose and a number of bars and restaurants.
Description
The property comprises a substantial former Telephone Exchange and offices which were decommissioned and vacated in January 2006. The site that accommodates Woodcroft extends to approximately 1.98 hectares (4.9 acres) and the main building itself extends to approximately 100,000 sq ft over ground and four upper floors. There are two additional buildings connected to the main Exchange in the north east corner of the site.
The property and its boundary walls are listed category C(s) (HB50035) and is located in the Grange conservation area. Our clients have recently successfully completed the entire asbestos removal from the premises.
Planning
The property is situated within the defined 'urban area' of the adopted Edinburgh City Local Plan and as such, residential and commercial uses are supported in principle, subject to satisfying other relevant policy. Interested parties should make their own enquiries regarding alternative uses direct to the planning department of Edinburgh City Council.
Following a review of the listing of the property by Historic Scotland, it was concluded and then agreed that the listing be altered from B to C(s).
The site benefits from detailed Planning Consent for the change of use and conversion of the existing building to 66 residential apartments, together with the development of 9 new townhouses and 25 Affordable units.
