This Detached House was built in the 1930s and was clearly designed as a special commission - its footprint being significantly larger than neighbouring properties (see floor plan). Our clients have owned the property since 2011 and in that time have made considerable improvements, and significant investment, to the house. Notably this has been to extend the house (garden room), renew the kitchen, utility and the main family bathroom. In addition, the house features hardwired Cat5E cabling, broadband (Virgin Media), a new energy efficient boiler and PVCu double glazed windows. The house has been widely redecorated and a wood burner stove has been installed in the lounge (the dining room has a living flame gas fire). Most materially, though, has been extensive energy measures to mitigate electricity and energy use. So much so that the property has been, previously, featured as a ''Green Home' by the Energy Saving Trust. To summarise, the following has been undertaken: The house is highly insulated (sub floor and roof) with sheep's wool insulation. 16 photovoltaic panels are on the south pitch of the roof connected to a 4kW Tesla ''Powerwall' Battery System. This is an ''intelligent system' that supplies electricity to the house, charging the battery cell when weather is bright/sunny. When dull, the system changes to charging from ''The Grid' at the suppliers' cheap rate (evening/night). All this can be controlled via a Smart Phone App which also can show real time energy provision/use. Supplementing this is a Nest intelligent thermostat controller. The hot water is provided by a large capacity Megaflo Eco unvented hot water cylinder heated via a Worcester Greenstar 30CDi boiler. There is also an Immersun Converter connected to the PV panels, which can be switched to manually heat the hot water when the Tesla battery is fully charged. All in all, very efficient and linked to a Renewable Heat Incentive (RHI) tariff that has, we understand, some 12 years still to run, giving a return of approximately £600 to £700 per annum on top of the electricity it supplies the house. Additionally, there is extensive use of LED ceiling lights and within the double garage (electric door) there are two electric car charging points. GROUND FLOOR Entrance Vestibule with double glazed storm doors, terrazzo floor and original Oregon pine glass panelled inner door and screens to the hall; wide and long Reception Hall with gorgeous maple floor and timber panelling/oak facings to half height on walls along with original Oregon pine period doors; large Lounge and a broad southeast facing bay window; similarly proportioned Dining/Living Room with pine floor, south facing corner bay (five frame) and lancet window; spacious Kitchen (2015) with white high gloss units and Rocca granite worktops, two bowl stainless steel sink with ''hose' mixer tap. Appliances include induction hob, stainless steel and glass cooker hood, double oven, microwave, dishwasher and American style fridge freezer; Utility Room (similarly fitted to kitchen); Garden Room (2015) with windows and French doors on three sides (a lovely room off the kitchen); Bedroom 1 - large room with five frame corner bay facing west and lancet window the front facing south; Study (Bedroom 5), Cloakroom; Bathroom with tiled floor and walls and white suite (retains a period enamel bath over which is a powerful Mira Atom Thermostatic shower); under stair storage cupboards. FIRST FLOOR A broad return flight staircase with timber panelling to dado level, passes a half landing window (views to the distant Campsie Fells) and ascends to an upper hall; three further Double Bedrooms (two particularly generous) all with quality oak doors, skirting and cabinetry work (access points to eaves); family Bathroom (2019) with impressive four piece suite (WC, wash hand basin, corner bath and shower enclosure with Bristan Thermostatic shower), floor and wall tiling and smart bathroom cabinet.
