Our clients acquired the house in 2015 and made subsequent improvements to make what was an already good house into a truly excellent family home. The homes in this section of Killermont Road have the benefit of gardens that span Killermont Road to the front and to First Avenue at the rear, our clients making the most of this through significant investment to better landscape the grounds. As one can see from our photographs and video, the subjects are immaculately presented and very well appointed. Little that really can be faulted. The kitchen was renewed in 2017, the bathroom and ground floor shower room renewed in 2004 but the en-suite more recently in 2017. High quality oak door sets (contemporary design) were fitted 2018, those upstairs of a similar design but in white, all with triple chrome hinges. The subjects were redecorated throughout, and tastefully so, in a calm neutral tone. Floor coverings were renewed - mainly self-coloured carpet but with ceramic tiles in the bathroom and two shower rooms and hardwearing luxury Amtico in the hall and dining kitchen. The whole house is double glazed with white framed UPVc windows. Central heating is gas where there is a Baxi Duo-Tec 40 ErP combination boiler operating via radiators, with thermostatic radiator valves, in all rooms except chrome towel radiators in the bathroom and shower rooms. The lounge has the calming feature imitation fire, set within a Minster style fireplace. GROUND FLOOR • Entrance Vestibule. • Hall with hall cupboard. • Lounge - Featuring a box bay window to the front with a good view southwards and the aforementioned Minster fireplace. • Dining Room - A generous room with window to the front (again good outlook) and a decorative timber and brick fireplace (painted) at the focal point. • Dining Kitchen - Renewed in 2017 with windows and a double glazed back door (2021) to the rear garden. Cream high-gloss units are featured here, against which there is a contrasting low profile worktop and a stainless-steel sink inset. There is tiling between worktops and the kitchen units. Integrated appliances include a four burner gas hob, filter cooker hood, oven, dishwasher, washing machine and fridge freezer. As a rather nice feature, double doors access the dining kitchen from the hall.
