Property Description
A superbly equipped and presented 4 bedroom detached house in the prestigious Bearsden district of Gartconnell. Built in the 1950s by the highly admired builder, John Russell, the house has been extended to create that all-so-important open-plan arrangement of kitchen/dining room/family room. The house is a 6/7 apartment layout affording a great family home.
- Lounge
- Open-plan Kitchen, Dining Room, and Family Room
- Utility/Laundry Room
- 4 double Bedrooms
- Ensuite Bathroom to bedroom 1
- 2 Shower Rooms
- Larger than standard garage with remote control door
- Garden Studio/Room and extensively landscaped gardens
Our clients acquired the house in 2019 and since then, including adding the extension, have comprehensively upgraded not only the house but also the gardens. As clients will see, from our photographs and video, the property is very impressively appointed and presented and essentially affords a new home.
Improvements are extensive and include rewiring, re-roofing, new double-glazed windows (only two pre-date 2022), central heating system (Vaillant ecoTECplus 835 combination boiler), kitchen fitments, all sanitary ware (bathroom and two shower rooms), internal and external doors, floor coverings and décor. The garage has been increased in size and is fitted with a remote controlled electric door. There has been extensive landscaping of both the front and rear gardens. To the top of the back garden a super socialising area has been built which includes an impressive cabin with Sky TV and internet connections and also a wood burning stove. A concealed door provides access to a covered log store/hot tub area. From here there is a wonderful view southward across Bearsden and beyond.
It is a superb family home and one that falls within the catchment for the high-performing Bearsden Academy and Bearsden Primary, both just over half a mile away.
The property is a compelling proposition with all the hard work having been done and as such just ready to occupy. Everything has been executed very tastefully and provides much of what family buyers would seek - particularly that key open-plan space of the kitchen/dining/family room which benefits from large windows to the front and rear and a large lantern roof light which floods the area with natural light. The utility/laundry room is large and in addition to two contemporary-styled shower rooms (one downstairs, one upstairs) the main bedroom has the facility of an ensuite bathroom.
To Summarise, The Accommodation Can Be Detailed As Follows
Ground Floor
Reception hall, formal lounge, open plan family room/dining room/kitchen. The kitchen units are shaker style, in a cashmere colour, and have solid quartz worktops and upstands with smart brick style glazed tiles above. Appliances include a large range cooker with seven hobs, a cooker hood, a dishwasher, and an American-style fridge-freezer. A utility/laundry room (the size of many kitchens) has modern flush-fronted, grey units with laminate tops and tiles above and has space for a washing machine and tumble dryer. Bedroom 4 is a fine size double bedroom. There is a shower room with powerful thermostatic shower, featuring both deluge and hand shower heads, and a chrome towel radiator.
First Floor
The staircase ascends to an upper landing. Bedroom 1 is roomy and has a broad dormer window to the west. A pocket door provides access to an ensuite bathroom that includes a free standing oval shaped bath. Bedroom 2 has a run of fitted wardrobes along one wall and has a broad window to the front providing a great view southwards over Bearsden. Bedroom 3, another double, overlooks the rear garden and has a “nook” for clothing/makeup. To service bedrooms 3 and 4 is another contemporary shower room with another oversized shower enclosure with a thermostatic shower and deluge and hand shower heads.
The house is alarmed.
Flooring
Engineered oak flooring is featured in the hall and to the dining/family room. A grey carpet is laid to the lounge, staircase, bedrooms 1 and 4, with LVF to bedrooms 2 & 3. Tiling is in the kitchen, utility room, the two shower rooms, and the ensuite bathroom.
Window blinds
A tasteful decorative addition are the white eco-wood window blinds.
Garden
Our clients have made a huge investment in the gardens. At the front, smooth-rendered garden walls, painted grey, make a bold first impression. These have sunken wall/pathway lights and grey-coloured monobloc steps to match the monobloc driveway, which can accommodate 2 to 3 cars, and the side (east) path.
The rear garden is a triumph of design where the sloping site has been landscaped to provide Indian sandstone patios with feature curved walls (smooth render again, painted white), pebble beds, monobloc pathways and a lovely curved grass path that leads to the top of the plot. There are areas of grass and at the very top of the garden, to take full advantage of the amazing view over Bearsden, is the socialising/entertainment corner with its garden room/cabin, with veranda and the covered hot tub area. Beside this is a lovely curving stone wall with a newly seeded lawn. There are also two garden sheds.
Garage
The attached garage is larger than standard single and has a remote-controlled garage door by Novoferm. It has a power light installed and at the end, a fitted workbench.
Situation
It is easy to see why Gartconnell is such a popular area - school catchment, accessibility to The Cross, and for being a short stroll (top of North Grange Road) to the beauty spot of Kilmardinny Loch and its surrounding woodland walks.
