  • In the highly regarded Fairways EstateFairways Estate is one of the nicest locations within Milngavie in which to live. Formerly the site, and grounds, of a large mansion house, it was developed in the 1980s by Salvesen Homes, it is also home to a number of high value privately built properties. The development retains many of the fine trees from the former policies of the mansion and is quietly located by Dougalston Woods, to the southeast of the village centre, with the benefit of there being only one access/egress road – essentially the traffic through the development is the residents or their guests. At the heart of the development are the ‘Mews Homes’ with this End of Terrace Bungalow being one of them. Originally designed and built as a three-bedroom property, our client combined two of the bedrooms to make a far larger principal bedroom. This is now a lovely main bedroom with double aspect (windows to front and rear). The house has also been extended, adding a very nicely designed conservatory (garden room) and WC. The conservatory has a run of cabinets along one wall, with a hardwood work surface which, along with the gas-fired stove fire really makes this room a super day to day living area.As clients will see from our imagery, the property is very nicely decorated and certainly well equipped. The kitchen design is modern and well done and both the bathroom and WC boast contemporary modern suites and tiling. Internal doors were all renewed in 2023, as were the sliding door fronts to the vestibule coats cupboard and the wardrobe in bedroom 2. All windows are double glazed, mostly in white uPVC, as are the French doors in the conservatory. The striking front door, finished in black to the exterior, was renewed only in 2022. The roof lines to the house have also been changed to low maintenance uPVC. Central heating is mains gas, with a Potterton Promax Combi HE Plus boiler serving radiators in most rooms, chrome radiators in the bathroom, WC, and kitchen, and the gas stove fires in the conservatory and in the lounge.Outside, a lot of effort has been invested to create a rather lovely rear garden. This is all enclosed and incorporates a super patio area finished in grey slabs, next to which is a sundeck with non-slip planks. From the patio some steps, finished in matching grey slabs with handsome Derbyshire Blue brick risers, leads conveniently up to the rear access door of the garage. To either side of these steps is a small, terraced rockery with grey gravel and a water feature and to the other side an area of grass, with planted border, and a low-level retaining wall again in Derbyshire Blue brick. The rear garden has two garden gates, one set into a brick side wall and the other to the side of the garage. Hot and cold external water taps. Garden lights, on dusk-to-dawn sensors, cast a lovely mood of an evening. Additionally, there are security floodlights triggered by movement sensors. The garage is single, forms part of a run of garages, and has an electric remote controlled garage door and power and light installed. As a property, the house will eminently suit couples or individuals and given its all on the level arrangement, one that might well appeal particularly to downsizers.Accommodation
  • Vestibule – with the smart front door(composite), a glass panelled inner door, and a fitted coats cupboard with modern sliding mirrored doors.
  • Lounge – has a double aspect with a three-frame window to the front (southwards) and a single frame window to the side (westwards). A fireplace as the focal point, with a chunky wooden mantel, inset to which is a gas stove fire by Morso.
  • Dining room – set open plan to both the lounge and the kitchen, this has a three frame westerly facing window. Will take a good-sized dining set and features a lovely hardwood walnut floor.
  • Kitchen – separated from the dining room by a peninsula island, it is very attractively designed. The original kitchen unit cabinets have been ‘refaced’ with new (within the last year) doors/fronts in a contemporary matt white. These contrast nicely against rich hardwood worktops. The stainless-steel sink is almost commercial style in terms of design and is a very good choice. Appliances include – halogen hob, stainless steel/glass cooker hood (ceiling hung), oven, dishwasher, and a free-standing fridge/freezer with freezer drawers.
  • Conservatory (garden room) – double glazed on three sides, above brick coursework to windowsill level. French doors to the garden. The run of kitchen cabinets conceals a washing machine and a tumble dryer. Gas stove is an Intrepid II model.
  • WC – walls all tiled. Nice design touch with a slate windowsill and housing shelf for WC.
  • Bedroom 1 – a super-sized man bedroom with windows southerly and northerly. In addition to the integral wardrobe space, there is a wall fitted run of wardrobes. A shelved dresser/display unit, with cabinets, is a very nice feature.
  • Bedroom 2 – a more standard sized double, rear facing (north). Fitted wardrobe with modern sliding doors.
  • Bathroom – all tiled. Three-piece white suite with a thermostatic shower set over the bath. The wash hand basin forms part of a vanity cabinet.
  • Attic – a pull down loft ladder accesses, via a narrow hatch, a useful roof space that is all insulated. The central section floored. The boiler is located here. Light installed.SITUATIONFairways is only a mile from the village centre and the railway station. It is beside Dougalston Woods through which there are some lovely walks. By the woods are the fairways of Dougalston Golf Course (part of the Nuffield Health Fitness & Wellbeing Gym on Strathblane Road). Milngavie has an impressive array of local amenities and shops including the nearby Waitrose and Aldi at the Burnbrae Retail Park. Its village centre is pedestrianised where there are quality independent retailers along with an M&S, Boots, and a Tesco. There are cafés, some restaurants and a couple of bars. Milngavie is famed for being the start/finish of the West Highland Way and through this one can walk through Allander Park, Drumclog Moor and onto Mugdock Country Park.
