Park Ave is, essentially, by the pedestrianised village centre, off Park Road, and therefore superbly convenient for the wide range of shops and amenities to be found there. An ex-local authority flat this is a First Floor Apartment and, as clients will see from our photographs and video, is in great condition the result of significant investment made by the vendor over the last 18 months.
Improvements include: a new kitchen; new gas central heating system (with combination boiler); very smart contemporary doors; complete redecoration (very tastefully done) and new quality floorcoverings; two feature fused-glass panels to the window panels in the entrance vestibule/lounge; and a redesign of what had been bedroom 3 to make this now a charming little snug/home office - as clients will see from our floorplan this is now arranged open-plan at the end of the hall. This really gives a great sense of added space and flow but for those requiring a third bedroom a door, and door frame, could quite readily be reinstated.
Accommodation
• Communal Resident’s Entrance - this is secured by a door entry-phone system with front and back doors to gardens. By the back door is a communal bin store. A staircase ascends to the first floor where there is a very useful storage pen that is shared with the other first-floor flat.
• Entrance Vestibule - this private vestibule is entered through a quality composite door with double glazed panel. Deep store cupboard in which the boiler is located (Worcester Greenstar 29 CDi condensing combi boiler). The two fused-glass panels to the glass screens are a lovely decorative/artistic touch.
• Hall - a long hallway runs through the spine of the flat. At the end is the open-plan access to the Snug/Home Office (Bedroom 3).
• Lounge - a lovely bright room that is east facing and which provides a rather pleasant outlook to the front over the resident’s gardens and beyond to the wooded hilltops to the east of the village. This is perfectly framed by a large, almost floor to ceiling, picture window. Next to this is a double-glazed French door which opens to the balcony.
• Balcony - tiled base, railings and rendered walls. Covered so can be used on rainy days too.
• Kitchen - off the lounge this was installed in 2023 and is an IKEA kitchen with dark beige Harvstop units. Flush fronted they have black T-bar handles and there is dark grey concrete style laminate worktops with white “brick” wall tiles above. Semi-inset is a white Belfast style sink. Appliances include an electric oven, fridge freezer, washing machine, and a portable two-ring electric hob (portable to facilitate more works surface space when needed) - clever idea. Window to the front.
• Bedroom 1 - window to the rear. A double room it has a deep fitted wardrobe with hanging rails and shelving. Light installed.
• Bedroom 2 - another double with rear facing window.
• Snug/Home Office (Bed 3) – made now, open-plan to hall, to make a cosy extra living room it has a main window to the rear but also a small feature, square, porthole style window to the front.
• Bathroom - a white modern suite but not part of the recent upgrades. Tiling around bath area where there is a shower attachment over the bath. Window to side. Towel radiator.

A great value flat, in great condition, and in a superb location.
