Looking to buy your first home in Scotland? Look no further than Rettie Financial Services. Our team of experienced professionals can help guide you through the application process for the Low Cost Initiative for First Time Buyers (LIFT) Open Market Shared Equity (OMSE) scheme, which helps first-time buyers and other priority groups get onto the property ladder by providing an interest-free loan towards the cost of a home.

Recent changes to the LIFT scheme have made it even more accessible to a wider range of buyers. For example, the removal of property size restrictions means that you can now purchase any size of property as long as you meet the financial criteria and the property is large enough to avoid overcrowding. Additionally, property price thresholds have increased in 26 local authority areas, providing more options for buyers.

At Rettie Financial Services, we know that buying a home can be a daunting experience, which is why we offer personalised support and guidance from start to finish. When you work with us, you'll have access to a dedicated mortgage advisor and case manager who will be by your side every step of the way, from assessing your eligibility to helping you find the perfect property within your budget. We'll work with you until you pick up the keys to your new home, providing expert financial advice along the way to ensure that you're making the most of this valuable opportunity.

Who is eligible?

  • The scheme is available to first-time buyers and priority target groups, including social renters, people with disabilities who can demonstrate a housing need, members of the armed forces and veterans who have left within the past two years, widows, widowers and partners of service personnel who have lost their life within the last two years, and people over 60 with a housing need who don't need to take out a mortgage.
  • To be eligible, you must be unable to afford the property without the scheme's support, and unless you're over 60, you'll need to take out a mortgage.
  • All purchasers must be first-time buyers unless at least one purchaser falls within one of the other priority target groups and will no longer own another property at the point of purchase via the scheme.
