The Glasgow City property market, like all markets, is subject to wider events and influences, most recently landlord tax and regulation changes, general lifestyle trends and this year, many businesses implementing ‘return to office’ mandates for their staff.

In this month’s blog, we'll dive into the detail on who our buyers are and why 87% of them chose Glasgow City Centre as their home in 2025.

In our August City Market Blog, we predicted an upturn in City property sales to office workers returning to full time office occupancy in the International Financial Services District of Glasgow City Centre and reduced hybrid hours across the city and we were anticipating a new wave of buyers, keen to consider GlasgowCity living and avoid the winter commute from the suburbs to their City Centre work headquarters.

Whilst we can only quote our own branches sales figures, reviewing sales since May 2025 around the time that many of the mandates became effective, our sale stats show that 87% of buyers choose Glasgow City Centre as their home with 68% of them working in the city and wanting an easy commute, 5% being retired downsizers and only 13% being buy to let investors with the remaining 13% being parents buying property for their student children to live in whilst studying in the City.

Why choose City Living?

There are so many positive aspects and conveniences of city centre living and with the team here all being city residents, here’s why we and so many of our buyers chose Glasgow City Centre as their home:

  • Everything is within walking distance, that means not sitting in traffic for an hour at each end of the day as well as easy access to major shopping hubs like Buchanan Street and the Style Mile, to cultural venues such as the Gallery of Modern Art, Theatres, Cinemas and The Glasgow Concert Hall. Street markets, and live events throughout the year, creating a dynamic and creative atmosphere unique to the City.
  • There is a lively urban atmosphere offering unbeatable access to cafés, independent boutiques, mainstream retailers, many stylish bars, and award-winning restaurants right on your doorstep and amenities including gyms, and exercise studios across the city.
  • The city centre is home to many educational institutions including Strathclyde & Caledonian Universities, the Glasgow School of Art, The Royal Conservatoire, The Glasgow Dental Hospital and hosts around 70% of Glasgow’s wider student population and as such the number of city centre residents has grown in recent years to over 28,000.
  • The area offers a very diverse mix of property styles from beautifully restored warehouse buildings, characterful façades, offering a blend of rich architectural heritage with contemporary apartments and luxury developments .
  • Despite being in the heart of the city, residents are just moments from the River Clyde walkway and Glasgow Green, ideal for walks, running, cycling, and outdoor events.
  • Residents have quick access to Glasgow Central and Queen Street Stations, the subway network, multiple bus routes, and easy access to the M8 motorway network when they do need to travel out of town.
