A rare opportunity to acquire a very appealing building plot in the Conservation district of Killearn, a very picturesque and affluent village some seventeen miles north of Glasgow city centre and circa nine miles north of Milngavie suburb. The location here is idyllic, with the address of the site surrounded by an eclectic, uniformly impressive collection of (mainly) traditional homes.
Our client has engaged with an architect (Krebbel Ltd:- https://krebbel.com/ ) who has submitted and obtained outline planning permission for the subdivision of the existing site at No.88 Main Street and erection of a single dwelling.
A selection of the architect’s comments from the Design Statement on the site/development can be seen as follows:-
‘The proposed house is situated in the conservation area which runs along Main Street. The houses adjacent and in the vicinity are of a mixed design, age and height, but predominantly of a traditional style with slate roofs with dormers, 1 ½ storeys high and white or light coloured render. The proposed dwelling will be accessed by a newly formed private driveway, directly off Main Street.
The plot in question sits within a section of garden space previously associated with an existing traditional dwelling. The garden of the existing house extends to approx.2,073m², and is bordered by woodland at the north and west of the garden, Main Street to the east and a neighbouring garden to the south. It is felt that the southern part of the garden has the potential for development, without negatively impacting on usable garden size or neighbours' privacy.
The plot has a slope away from the road, which will set the development at a lower level than the houses at the opposite side of the road. The new dwelling is proposed in white render, with a slate tiled roof, and anthracite grey doors and windows. Solar PV panels are to be located on the westerly orientated rear roof slope of the house.
The new driveway is anticipated to be gravel along the length of the drive, becoming an area of permeable paving blocks for accessible parking near the entrance’.
We understand that services (gas, water, drainage) are adjacent to the site but any interested parties are to satisfy/make their own enquiries in this regard.
We would encourage any interested parties to review the application via the Stirling Council portal and the reference code provided for appropriate due diligence.
